Property Maintenance Technician

You must have your own vehicle, be able to travel for on-call when needed, and be experienced with light plumbing, sheetrock repair, painting, and other maintenance tasks.
Responsibilities:
The Maintenance Technician ensures the highest level of excellence in maintaining the structures and grounds of the property.
You'll provide safe and efficient care through preventative systems, normal repair, and timely turnover of units.
You will foster appreciation, pride, and a sense of community from tenants by being responsive, respectful, and positive at all times.
And you'll take pride in a physical plant sparkles! Here is a sampling of your duties:
Provide prompt and courteous service for all resident service requests, including 24-hour emergency requests Resolve all other service requests in a timely manner.
Perform the necessary maintenance and turnover of vacant apartments consistent with the Property Manager's schedule.
Depending on the property, you may maintain the grounds, including mowing, trimming, raking, landscaping, snow removal, shoveling, sanding, and maintaining all equipment, as needed:

lawnmower, weed trimmer, snowblower.
Monitor and execute a preventative maintenance program for the property whiler keeping accurate and up-to-date maintenance logs.
Ensure that an adequate inventory of repair parts and supplies is maintained at the site.
Assist in making sure we maintain safe working conditions.
Maintain a neat, orderly, and safe workshop/storage area.
Maintain and repair all heating equipment such as coils, fans, blowers, and controls.
Repair and maintain central air conditioning equipment, including draining, cleaning, and filling cooling towers, pumps, fans, and controls.
Maintain and repair appliances and general plumbing.
Perform a wide variety of general carpentry repairs, including painting interior and exterior walls, ceilings, and cabinets.
Perform and coordinate other projects as outlined by the Property Manager, Senior Property Manager, or Construction Project Manager.
Assist in monitoring all work being performed by outside contractors.
Perform janitorial duties including the maintenance of all necessary equipment as needed, including:
buff, vacuum, sweep, and mop floors, wash windows, dust, empty trash cans, dispose of litter and debris, install light bulbs, doors, cabinetry, and other related items Assist with moving furniture, unloading/storing supplies, and site-specific duties as necessary.
Complete other related tasks as requested.
